Generally
The building is divided in 3 units. The work shop, the middle office / home and the showroom. Every unit was built / extended in different years.
Workshop
The work shop was built in 1987. Sizes are; length (10,5m) x width (13m) x high (3,1m). The walls are strong brick and cement
founded. A massive foundation around the building is sealed with tar
against water penetration. The workshop floor is a 30cm strong
concrete. Partly sealed with special oil resistant color and tiles.
One electrical door in front and two in the back are fully functional. Three big size windows gives well daylight into the workshop, which reduces your power consumption a lot.
A total of 132 square meters gives you enough possibilities for any job. The roof is massive wood
construction, well connected with the wall construction against heavy
storms. A tar-bitumen roof sheeting covers well the roof against rain and snow.
An central heating system turns the workshop in wintertime into a well temperature-controlled work place.
Five Rows of neon lamps at the ceiling are spending plenty of light during the work, even in night time.
A
1,5m deep and 10m long repair pit is located between the main and
the front door . Trucks and vehicles can be maintained easily and complicate
repairs can be done from the upper and lower side without moving the vehicle.
A heavy electrical work lift with remote is located over the whole repair pit, mounted on a heavy T- beam across the ceiling.
There
are 3 electric-hydraulic 2 beam car lifts and 4 work tables. The repair
pit is exactly leveled for electronic axle alignment. The alignment
computer system is located beside. A heavy air compressor with a maximum pressure of 10 bar is located in the cellar and piped into the workshop (5 air taps).
Other features are the fast
brake and axle alignment plate system which is necessary for the
warranty of fitness testing, Gas and MIG welding equipment, wheel
balancing computer and tire replacement machine.
But nobody said,
you need to use it as a car work shop. The hall can be used as store,
bakery or butchery work place, as an show- or training room or an
kitchen for gastronomic needs.
The show room
A massive steel-frame construction with strong and deep basement, a flat iron sheet roof with roofing foil on top, glass windows and doors surrounding the whole building. This sales unit was added in 1991 to the compound. This nice showroom with separated 2 offices, fully air conditioned by heating system and two air conditioners is an optimal place to make any kind of business you want. A great view to town and the close to the main road is a big plus to care your customers and let them feel relaxed while they are staying at your place.
The showroom is friendly styled with white floor tiles, wooden chairs, wireless lan and tv-access. The two sales offices are fully equipped with computers, flat screens, furnitures, chairs, a RJ5 cable computer network. The offices are separated, air conditioned and heated.
The office/home unit
The house from the cellar up to the ground floor was build in 1987 together with the workshop. In 1992 the 1st floor, the 2nd floor and the attic were added to the building. The massive construction of bricks and concrete secures a strong stability and a long life. Every floor has a size of 9,3m x 13m, which means a total of 120 square meters of each. Plenty space for offices or living homes.
The cellar
The cellar has the same total size then all other floors (120 square meters). His split into eight rooms guaranties an optimal use for storage and safety. Two rooms are used by the integrated oil heating system. Heating and water access are available for every room. Power supplies are present in each room.
The ground floor
Here you will find 9 rooms, which are fully furnished. Sizes are ranging from 3 to 30 square meters. Two toilets, a staff room, a big parts store and 3 good equipped offices are the central. You can access the ground floor from 3 doors at the workshop side and from 2 doors at the showroom side. A single entry door gives you access to the ground floor and to the upper floors. Power supply are in every room, phone, fax and internet network connection is available in every office room.
A good idea would be the use as a distribution and office part or treatment rooms for medical use.
The first floor
This floor and the one upwards are the newest. They were just added in 1992 on top of the ground floor. Modern tiles, wooden ceiling, heat protected walls, newest water pipelines and modern electricity equipment are the big plus. Five rooms, include one bathroom are a good base for easy and comfortable living or a modern office unit. You can access it from the ground floor by an marble tiled stairway.
The second floor
This floor (approximately 80 square meters) was added together with
the first one in 1992. A wooden stairway connects the first floor with the second one. Four modern rooms (10 to 20 square meters) with tv-cable, phone
line and a bathroom with shower, basin and toilet are a nice little
living unit are located up here. The use can be as guest rooms, offices
or as a separate living home. 2 very large balcony, let you relax at
any time with an amazing view to town on both sides. We love to have
coffee in summertime on our balcony.
The attic
You can access the attic by a removable
swing stairway at the second floor. The size is also approximately 80
square meter. A high of 2 meters in the centre allows you to store easy
your goods in every corner. A little exit (window) is there, to give
the chimney-sweeper access to the chimney for maintenance.
